Incentive questions, answered
What kinds of incentives do Las Vegas builders offer?
The most common offers in the current market are interest-rate buydowns through the builder's affiliated lender, closing-cost contributions, design-studio credits on build-to-order contracts, and price reductions on standing inventory. Availability shifts week to week and varies by community and even by individual home.
Do I have to use the builder's lender to get an incentive?
Often, yes — financing incentives such as rate buydowns almost always require the builder's preferred or affiliated lender, and many closing-cost contributions do too. Each offer on this page shows whether a preferred lender is required where the builder has published that condition. Compare the incentive against the loan terms; a below-market rate with one lender is not automatically the best total deal.
Can incentives be combined?
Sometimes, but many offers are not combinable with each other. Where a builder publishes combinability rules we show them; otherwise ask the sales office which offers can stack before writing a contract.
How current is this page?
Every offer shows a verification date and an end date when the builder has published one. Offers with no published end date are re-checked on a fixed cadence and are removed from active listings if they cannot be reverified. Always confirm final terms directly with the builder.
