Limited Time Adjustable Rate Mortgage ("ARM") Interest Rate starting at 3.875% / 5.752% APR ("Promotion") valid on new home contracts entered as of 7/1/26– 7/31/26 ("Promotion Period") on select Denver area Quick Move-in Homes that close on or before 8/31/26 (each, an "Eligible Home"). The advertised Annual Percentage Rate ("APR") of 5.752% APR is based on an FHA 5/1 ARM, 30-year fully amortizing term, with a Total Purchase Price of $450,000 and a loan amount of $441,849 including upfront FHA Mortgage Insurance Premium, 3.5% down payment and 640 median credit score. Available for FHA loan limits, owner-occupied only. The initial starting interest rate is 3.875% for 60 months. After the initial period, the variable interest rate and payment may adjust every twelve months and is subject to change based on the 30-Day Average Treasury Rate index and may be higher or lower after closing plus a margin of 2.00%. The maximum change in the interest rate is up to 1% at the first adjustment, up to 1% every twelve months thereafter with a maximum lifetime adjustment of 5% (max life interest rate of 8.875%) and your payment will increase.
